We were approached by a couple in Queens Park looking to extend their property. An application by the previous property owners had been declined due to what we considered a poor application. We sought pre-application advice from Brent Council and this is what they had to say:

Dear ******,

I am writing with regards to your query concerning a proposed mansard roof extension to the above property to create an additional 2 bedrooms.

My opinion as a case officer would be that the proposal would be resisted on design grounds were a full planning application submitted. Although it is acknowledged that the neighbouring properties on the corner of Winchester Avenue have a Mansard roof feature, it is common for corner buildings to carry additional storey heights in order to emphasise a landmark building. The rest of the streetscape is 3 storey in character and stepped downwards with the change in ground level and therefore, as ** College Parade is not a corner property, an additional storey would be considered to unbalance the roofscape within the streetscene.

We found ourselves to be in disagreement with the case officer’s opinion and proceeded with a detailed application.
